Replacement windows in Redhill

Redhill grew because the railway came: a station in 1841 and a junction by 1844. Its houses are younger and plainer than Reigate's, and far fewer of them sit under planning control.

Built
Mostly from the 1840s railway years onward; western edge expanded in the 1960s and 1970s; Watercolour flats on the old Holmethorpe gravel pit from 2008
Walls
London stock brick and Welsh slate on the railway-era streets; red brick, terracotta and stucco in the centre; tile-hanging and roughcast on Redstone Hill
Conservation areas
Station Road, Redstone Hill, Linkfield Street, St John's and Shaws Corner
Article 4
None on Redstone Hill, according to its 2026 draft appraisal; none proposed for the town-centre area, which has no houses

The houses

The streets close to the junction are terraces and semis of stock brick under slate, built for railway workers and commuters. Most started with timber sashes. The 2026 draft appraisal for the town-centre conservation area records how many of those sashes have already gone to uPVC that does not copy them.

Redstone Hill is different. Its Venner houses, designed around 1900 and finished by 1913, have a red brick base with tile-hanging, roughcast and timber framing above, and white painted mullion-and-transom windows with barred casements. Fengates House and St John's church on the edge of Earlswood Common are both listed Grade II*.

Then there are the flats. Watercolour and the newer blocks near the station come with modern aluminium or uPVC frames, and a flat has no permitted development rights, so any change to them needs permission and usually the freeholder's agreement.

What gets fitted

On a railway-era terrace, a white uPVC sliding sash puts the right proportions back for £1,505 to £2,190 a window. On a Redstone Hill Venner house, a uPVC flush casement with bars matches the mullioned look at £1,100 to £1,950 for a 1000 x 1200 window. Redstone Hill is a conservation area, but its appraisal records no Article 4 direction, so like-for-like houses keep their normal rights.

Edwardian semis towards the Earlswood side usually have a canted bay: a three-unit uPVC flush bay costs £3,380 to £5,430.
