Questions about Reigate windows and planning
Most questions from Reigate are about permission, so most of these answers are too.
Does a Reigate house need permission for new windows?
Not on most houses. You do if the house is listed, if it is a flat, or if it is in one of the conservation areas with an Article 4 direction and the window faces a road or open space. The Reigate Town Centre, Somers Road and Wray Common areas are the ones most likely to apply. Use the street checker on this site, then confirm on the council's Where I Live map.
Can I fit uPVC at the back of a conservation-area house?
Usually, yes. The Article 4 directions described in the council's 2026 draft appraisals reach alterations facing a highway or open space. A window facing a private rear garden normally falls outside them. If the back of the house faces a public path or the common, it may not.
Is Wray Common counted as open space?
Yes. A house on Wray Common Road whose front looks over the common faces open space, so its front windows are treated like those facing a road.
My Somers Road house already has uPVC windows. Can I replace them with new uPVC?
Replacing them is still a change the council controls on a street-facing elevation, and its guidance asks for windows that return to the original material and design. Ask before ordering. The council cannot undo changes made before the area was designated, but it does decide what goes in next.
Are Betchworth and Buckland under the same rules?
No. They are in Mole Valley district, whose Article 4 directions cover only parts of Dorking, Brockham and Leatherhead. Listed buildings in both villages still need listed building consent.
What is the cheapest window you fit?
A small uPVC flush casement at 600 x 900, from £765 to £1,085 supplied and fitted including VAT. In Reigate it often goes into a rear bathroom of a conservation-area house.
Why are your prices ranges?
Because the same size of window costs different amounts depending on colour, glass, hardware and access. The written quote after the survey gives the exact figure.
Do you fit doors?
No. This site deals with windows only. Roof lanterns and sliding patio doors depend on structural work, so there is no published price; mention them on the form if they are part of the plan.
